The planned, mixed-use development at the former post office site near Jefferson and Sepulveda Boulevards has been modified to eliminate office space and add more housing, according to Culver City officials.
In September 2021, the Culver City Council greenlit the project — named after its address 11111 Jefferson Blvd.– which would feature 230 apartments, including 19 very low-income affordable units and 55,000 square feet of ground-floor commercial uses. Plans also called for 11,450 square feet of office space on the building’s second floor and subterranean parking for 653 vehicles.
The project, a joint venture between 3MR Capital and the John Buck Company, also included a 13,000-square-foot courtyard at Sepulveda and Jefferson and 30,000-square-foot public park fronting Machado Road, said city officials.
Work on the project began in 2022 but it stopped soon after the demolition of the structures on the site, which included a post office, a Coco’s restaurant and an auto repair shop.
Recently, the city approved new changes to the project, now headed by Lincoln Property Company and McCourt Partners, according to local officials.
The new modifications include an increase in housing, from 230 to 344 apartments as well as an increase in low-income units from 19 to 52; a decrease in commercial and office space from 66,500 square feet to 2000 square feet; and parking in a central garage instead of subterranean levels, according to Urbanize LA.
In an environmental report, the project developers mentioned that construction of 11111 Jefferson Blvd. would take approximately 26 months, starting in the second quarter of 2026 and concluding by July 2028, city planning officials stated.
The project is estimated to cost at least $250 million.
